·   Work with Architectural, Engineering & Construction teams in the modification of existing wireless facilities, while working with Planning departments, to ensure projects meet City’s required jurisdictional & Environmental requirements. 

·   Prepare, maintain and submit land use and building project documentation for permit approvals.

·   Keep internal functional groups informed about requirements and regulations of government entities and municipalities to assist with compliance with general conditions of approvals at permit and construction stages of the project, while meeting project timelines.

·   Review existing legal documents for determination of lease rights, as well as existing Zoning Conditions of Approval, to ensure modifications meet with City’s land use requirements.

·   Practice on-going follow-through to complete modified wireless build-outs; ensuring all work is accurate, complete and meets with Planning, Building and State Environmental Compliance Codes.

(ii)    Wireless Capital Partners (“WCP)- Property Manager   (February 2014 –July 2014)

·   Review Real Estate documents and process requests regarding site modifications, repairs, utility changes, and upgrades on existing wireless telecommunication facilities, throughout the United States.

·   Secure property consents including LOI’s, easements, leases, amendment, and/or additional land.

·   Collaborate with cities and property owners to correct and remove restrictions that could impact timely installations.

·   Lead internal meetings with other managers and legal team to review status of each project and implement changes as necessary to ensure timely and accurate completion of executed documents.

·   Resolve all other real estate matters including condemnations, encroachment claims, easement relocations, tax liens, etc. as expeditiously as possible ensuring policies are followed and litigation exposure is minimized.

(iii)  Verizon Wireless– Site Acquisition-Zoning Manager: New Site Build, DAS, Small Cell  & ROW    (Aug. 2013 – Feb. 2014)

·   Successfully work with  Engineers and Construction Managers to identify qualified properties for New Site Build (“NSB”) installations for wireless communication facilities; including Site Identification, Lease Negotiation,  Land Use Entitlements and Building Permit submittals and approvals.

·   Work with engineering in the identification of locations for Small Cell facilities, located on Right-of-Way (ROW) properties.

·   Work with City Jurisdictions for proper permitting procedures for Fiber installations in private and ROW properties, including Highways, bridges, and overpasses.

·   Identify utility locations for proposed small cells locations for wireless carriers.

·   Schedule and perform design walks with relevant parties, for new Distributed Antenna Systems (“DAS”) for indoor and outdoor (IDAS / ODAS) installations, for high-profile venues for multiple wireless providers.

·   Work with appropriate City Department to acquire necessary permits and agreements for DAS, Small Cell and NSB systems.
